EcoSmart Mortgage

The Bank of Montreal offers low interest rates and pre-payment options on 5-year closed mortgages for energy efficient single-family homes and high-rise condominiums. 

Single-family homes require 6 of the 7 energy efficient features, including good quality attic insulation (minimum RSI 8.6, R-49).  High-rise condominiums do not require insulation as an energy efficiency feature.

Energy Efficient Housing Program 

Genworth Canada offers 10% refunds off mortgage insurance premiums and access to Homebuyer Privileges (an exclusive online discount program for commonly purchased household items). 

New or existing homes need to achieve an EnerGuide (EG) rating of at least 82.  High-rise residential buildings need to be LEED-certified or registered with the Canadian Green Building Council, or be 5% more efficient than Code (20% above the MNECB).  Renovations need to improve the building’s EG rating by at least 5 points, to a minium of EG40.

Green Home

Canada Mortgage and Housing Corporation (CMHC) offers a 10% mortgage loan insurance premium refund when you use CMHC insured financing to purchase an energy efficient home or make energy-saving renovations. 

New builds need to achieve a minimum EnerGuide (EG) rating of 82, or be 5% more efficient than Code (20% above the MNECB).  Renovations need to improve the EG rating by at least 5 points, to a minimum of EG40.

Housing Opportunities Program for Edmonton (HOPE)

The City of Edmonton offers homeowners funding for energy efficiency upgrades to their home, including insulation upgrades.

  • Maximum $20,000 conditional grant to bring the home to a minimum standard of health and safety relating to energy efficiency, etc.
  • Possible additional $2,000 for energy efficiency upgrades as part of ‘The Way We Green’
  • Maximum $1,000 for exterior home improvements in priority neighborhoods only (Alberta Avenue, Boyle Street, Central McDougall, Eastwood, McCauley, and Queen Mary Park)

The program is open only to qualifying-income homeowners.

The City of Medicine Hat is offering the following incentives for insulation upgrades:

Attic Insulation

  • $500 for increasing insulation from R-12 or less to at least R-40
  • $750 for increasing insulation from R-12 or less to at least R-50
  • $250 for increasing insulation from between R-12 and R-25 to at least R-40
  • $375 for increasing insulation from between R-12 and R-25 to at least R-50
  • $125 for increasing insulation from between R-25 and R-35 to at least R-50

Flat Roof or Cathedral Ceiling Insulation

  • $500 for increasing insulation from uninsulated to at least R-10
  • $750 for increasing insulation from R-12 or less to at least R-28
  • $250 for increasing insulation from between R-12 and R-25 to at least R-28

Exterior Wall Insulation

  • $225 for insulating 20% of the area to R-3.8 to R-9
  • $375 for insulating 20% of the area to at least R-9
  • $450 for insulating 40% of the area to R-3.8 to R-9
  • $750 for insulating 40% of the area to at least R-9
  • $675 for insulating 60% of the area to R-3.8 to R-9
  • $1,125 for insulating 60% of the area to at least R-9
  • $900 for insulating 80% of the area to R-3.8 to R-9
  • $1,500 for insulating 80% of the area to at least R-9
  • $1,125 for insulating 100% of the area to R-3.8 to R-9
  • $1,875 for insulating 100% of the area to at least R-9

Exposed Floor Insulation overhangs and floors above unheated spaces, excluding crawl spaces

  • $190 for insulating 100% of the floor (minimum 150 sq. ft./14 sq. m) to at least R-20

Basement Insulation

  • $125 for insulating 20% of the area to R-10 to R-23
  • $250 for insulating 20% of the area to at least R-23
  • $250 for insulating 40% of the area to R-10 to R-23
  • $500 for insulating 40% of the area to at least R-23
  • $375 for insulating 60% of the area to R-10 to R-23
  • $750 for insulating 60% of the area to at least R-23
  • $500 for insulating 80% of the area to R-10 to R-23
  • $1,000 for insulating 80% of the area to at least R-23
  • $625 for insulating 100% of the area to R-10 to R-23
  • $1,250 for insulating 100% of the area to at least R-23

Basement Header Insulation

  • $125 for adding at least R-20 to 100% of the header area

Crawl Space Insulation

  • $500 for adding at least R-10 to R-23 to 100% of the exterior wall area, including the header
  • $1,000 for adding more than R-23 to 100% of the exterior wall area, including the header
  • $250 for adding at least R-24 to 100% of the floor above the crawl space

At least 20% of the total ceiling and foundation areas must be insulated to qualify. Maximum grant awarded for any combination of attic, cathedral ceiling, and flat roof is $750.

A qualifying pre-retrofit insulation evaluation ($45 for the first insulation-eligible portion of the home, and $15 for each additional portion) must be completed prior to completing insulation upgrades. After the upgrade is complete, a post-retrofit insulation evaluation (free) is required. The insulation upgrades and the post-retrofit insulation evaluation must be completed on or after January 1, 2015 and before December 31, 2016.

The program is also offered to Multiple Unit Residential Building (MURB) owners, and the incentive is calculated based on the incentives offered to homes (see above) and the number of units in the MURB.
